Design Philosophy
We are committed to developing a community unique to Alabama, where homesteads are being created with a vision toward contemporary, sustainable design, sensitivity to the land, and an enduring stewardship of the eco-system. Our goal is to preserve the site’s natural and scenic resources in perpetuity by limiting the development to carefully selected home sites and individual home sites where innovation, character and aesthetic harmony are encouraged by use of both traditional and modern materials and creative building methods conducive to green and sustainable principles.
The Black Warrior Project has been envisioned as an opportunity for families to enjoy a rural lifestyle, adjacent to a pristine section of the river within the seclusion of forests as well as the open space of meadows and to practice building craft and creativity; while at the same time enjoying close proximity to the amenities of the City of Tuscaloosa, Alabama. Twelve hundred acres of river-front, equestrian, forest and view topography lies in the beauty and richness of its landscape with specific areas designated into parcels from three to ten acres.
In order to create a truly timeless legacy based on our ideals, we wish to proceed slowly and thoughtfully to establish the foundation for sustainable development that will guide how the land will evolve for years to come. We are not in a hurry. We understand that Nature has blessed us with an environment millenniums in the making, and we wish to celebrate our responsibility to that legacy, above all. Those who participate at this first phase of the project will not only reap the potential benefits of investment, but will help shape and grow the unique character of the community and the shared values of living lightly on the land while being at home in the modern world.
To assist members of the community in the design of their homes, the Black Warrior Project will establish a set of Design Guidelines to shape the architecture and landscapes to be built here.
The underlying objective is to:

Produce a community built on the idea of modern craftsmanship and design identity - one that is unified in the philosophy of sustainability but still tolerant, diverse, and full of variety in style, status and interests.

Create timeless, contemporary architecture and landscapes home-by-home as new owners and their design professionals interpret these Design Guidelines in their own way.

Live in harmony with nature by incorporating human settlement into healthy, sustainable ecosystems and by blending with the natural setting and responding to the climate.
